Frasers Property Industrial in Australia has secured Australia and New Zealand’s largest 4PL (fourth-party logistics) provider, efm Logistics, for a 15,580 square metre speculative warehouse at its Rubix Connect precinct in Dandenong South, Melbourne.
efm Logistics plans to consolidate its two current facilities to the new facility in Dandenong South in June 2021, streamlining its operations under the same roof for greater efficiency and in response to projected business growth. Together with a significant warehouse footprint, the new facility will include office space and 107 car spaces.
The speculative facility for efm Logistics, within the 41.3-hectare Rubix Connect estate, is being developed concurrently with the adjoining pre-committed 19,815 square metre facility for Ozito with an end value of circa AU$60 million. Neighbouring properties on the estate include large occupiers Amazon, Woolworths, Bunnings and Aldi.
One of the few remaining vacant land opportunities in south east Melbourne zoned for industrial use, Rubix Connect provides unrivalled access to prime transport arterials such as the Eastlink Freeway, South Gippsland Highway, the Dandenong Bypass, Princes Highway and Monash Freeway.
Frasers Property has a strong track record in Melbourne’s south east, having recently completed the 100-hectare “The Key” Industrial Estate and 23-hectare “Braeside Industrial Estate”.

Key features of the speculative warehouse to be built include a 10-metre springing height, four recessed loading docks, size on-grade roller shutter doors, an ESFR sprinkler system and a 35-metre-wide super awning. It will also utilise LED lighting and target a 5 Star Green Star Design & As Built v1 rating by the Green Building Council of Australia.
