- Leading pharmaceutical logistics company Pharmaserv Logistics is confirmed as first tenant for The Tube

Frasers Property Industrial has today announced it has signed Pharmaserv Logistics, a leading pharmaceutical logistics company, as the first customer for its highly sustainable project, The Tube, in Düsseldorf, Germany. Construction at The Tube recently started in December 2023.
Pharmaserv Logistics has signed a 10-year lease agreement with Frasers Property Industrial for a 9,895 sqm facility, which will incorporate high-quality customised warehouse space for the business. Pharmaserv Logistics is planning to move in early 2025.
The Tube is a state-of-the-art multifunctional industrial and logistics park offering 74,000 sqm of rentable space to customers. It will comprise of eight units of different sizes, which can be tailored to a wide range of uses and logistical requirements for businesses. The location provides exceptional access to transport networks, which will seamlessly connect customers to the rest of Germany and Europe, as well as international airports and ports.
The Tube is designed to achieve industry-leading sustainability standards and is aiming to support carbon-neutral operation. Frasers Property Industrial and the General Contractor Goldbeck International have commenced construction onsite following the demolition phase in which 82,500 tons of demolition and raw materials have been recycled in an ongoing effort to lower carbon emissions. Frasers Property Industrial is seeking the first ever Gold certification from the German Sustainable Building Council (DGNB) for a CO2-reduced and transparent demolition of an industrial site. It is also targeting DGNB Platinum certification for the project.
Extensive sustainability measures will also be implemented at the future site including the installation of a large-scale photovoltaic system, an intelligent heating system based on state-of-the-art heat pump technology, and a smart metering system to optimise energy consumption.
The Tube offers access to significant quality outdoor open spaces and workout areas, including table tennis and picnic tables, as well as dedicated sanitary facilities for drivers, supporting visitor and employee health and wellbeing.

North Rhine-Westphalia is one of the largest pharmaceutical production locations in Germany and Pharmaserv Logistics is investing heavily for growth in this area.
