Frasers Property Industrial announces start of construction for flagship project The Tube, Düsseldorf, Germany
- New development project to target the highest sustainability standard – DGNB Platinum certification
- Aiming for first-ever Gold certification for demolition of an industrial site from DGNB
Frasers Property Industrial has begun construction work on flagship project The Tube, announcing Goldbeck International as general contractor. The modern industrial and commercial park is being built in Düsseldorf-Reisholz, North Rhine-Westphalia, and designed to achieve industry-leading sustainability standards.
During the extensive demolition work Frasers Property Industrial incorporated principles of a circular economy, including the recycling of 70,000 tons of demolition materials on site and around 12,500 tons of raw materials, consisting mainly of steel. This led to a reduction in the amount of waste and the avoidance of around 6,000 truck movements, lowering CO2-emissions as well as the impact on the environment caused by noise, dust and vehicle movements. The company is seeking the first ever Gold certification for a CO2-reduced and transparent demolition of an industrial site from the German Sustainable Building Council (DGNB).
The industrial and commercial park is being built on the former site of the steel pipe manufacturer Vallourec with a significant industrial history. The project team of Frasers Property Industrial developed a sustainable concept that preserved a number of existing properties and machine parts into the new development. The project name The Tube pays tribute to the site's long history as a tube production factory.
On the 14-hectare site, Frasers Property Industrial is delivering a total area of approx. 74,000 sqm for mixed use, suitable for businesses of all sizes – from global players to local small and medium enterprises. Around 41,200 sqm is suitable for users from industry, production and logistics, while the business park makes up 32,000 sqm.
The Tube is centrally located, situated only 10 kilometres from Düsseldorf's city centre and easily accessible within a one-hour radius of Germany's largest economic area with about 11.4 million inhabitants. The A1, A3, A44, A46, A52, A57 and A59 highways are accessible within 15 minutes and close to the ports of Reisholz, Düsseldorf and Duisburg as well as Düsseldorf and Cologne airports. The site also benefits from proximity to the Netherlands and Belgium including connection to Antwerp, Europe’s second largest port and an important logistics hub.
To support carbon neutral operations, Frasers Property Industrial is implementing extensive sustainability measures, including the installation of a large-scale photovoltaic system, an intelligent heating system based on state-of-the-art heat pump technology, and a smart metering system to optimise energy consumption in all eight rentable hall sections. Outdoor areas with fitness and recreation spaces aim to support the health and wellbeing of the employees and visitors. Frasers Property Industrial is targeting DGNB Platinum as the highest certification level for sustainable buildings.
